LET'S BUILD THE BEST DESIGN

LET'S KEEP OUR COMMUNITY SAFE

LET'S INTEGRATE MORE OF OUR  FAMILY FRIENDLY FOREST WALKING TRAIL

Look at the current plan going in front of the City Council's Planning Committee...

Is this the "quality neighbourhood that everybody will enjoy" as Ron Arnold of Dalron Construction said was the goal, in an interview with Sudbury.com

SEE the current Plans up close. It sure doesn't look like the same community that was being referenced in that article.

This is the current re-draft of the Nickeldale  'Royal Oaks' Subdivision by Dalron Construction

What Happened to This Plan?

The 2014 'Villages of Montrose' Conceptual Masterplan

It was presented to the community, it was voted on by the community, it was promised to the community. It was the goal for the community.

So many Letters and Emails sent over the years... Are they even heard, are they truly factored in as the very real community concerns they address

Patch took some creative liberties writing this one, but this one's got a lot to say.

There is very serious message that no one at the City, Staff, Council or the Developer is going to want to be responsibility for. See Chris B's Letter also calls it out.

Yeah...  it's a big issue and a major hazard.

Clearly one of the biggest problems with the current plan is

THE MAJOR HAZARDS with come with that connection to FORESTDALE Drive

But there is a solution. And it's pretty neat.. A unique new Cul de Sac design (that City Plows can maneuver) and it has a small fire-access road, that doesn't allow through way traffic, but is a connection and a community pathway to the new subdivision below.

The Major Safety concern with connecting forestdale drive with

A new subdivision of 455+ semi-detached homes and a divided highway

Forestdale Drive was not designed to be a connector roadway. It is a narrow, sloping roadway with no sidewalks, and lot's of families and kids, walking up and down. In the  winter the snowbanks a high, visibility is reduced and the roadway is even more narrow. It is an extra precarious drive in the wintertime.

It is a major safety concern  and should be noted as a major flaw in the Dalron Plan of subdivision, being  proposed.
